The MLS (Multiple Listing Service) - What is it?

In short, the MLS is a cooperative service between brokerages to list properties and compensate for their sale in the agreed manner. One must be a member of a real estate brokerage, though not necessarily full service, to have access to the MLS. The MLS is generally considered to be the most accurate, complete, and correct source of information when it comes to real estate listings. Buyers and sellers should use the MLS to make sure that they are seeing accurate information about the properties and houses they are looking at. Many websites such as realtor.com or zillow.com pull from the MLS intermittently, though they may have other sources.

How do I use the MLS to search for houses for sale in Salt Lake City?

Login to my website on Better Homes and Gardens Infleunce Partners and type in the city you want to search in the search bar. Enter in the price range, minimum beds, and minimum baths of a property you would be interested in and click search. You'll then be directed to create a login to save your searches. From there, you can continue to refine your search, create alerts for certain searches, etc..

Why should I use the MLS to search for real estate in Salt Lake City? What about Realtor and Zillow?

The MLS is going to be the most accurate, complete, and correct source of information. However, I actually wouldn't recommend using the MLS in a vacuum. Tools such as Realtor.com have some great features such as being able to use a map view to search for properties. You may want to use these tools together - with your favorite tool in one tab in your web browser and Realtor.com in another. Be aware that Realtor.com pulls from the MLS directly while Zillow uses multiple sources of information. Ideally, you'll actually work with a Realtor who will walk you through their favorite method, one of which should be finding properties for you based on detailed criteria you provide and they discover.
